Costing and Estimation for Architects

Turn an architectural design into a transparent Indian building cost estimate: establish the estimate basis, prepare a preliminary allowance, structure and measure the work, build and apply rates, compile the detailed estimate, and compare design options against the budget.

What you will be able to answer

You receive architectural drawings for a small Indian building, a target budget and a mix of schedule and vendor rates. What can you produce before the client freezes the design?

An auditable architect's cost plan containing an estimate-basis note, a preliminary plinth-area check, an itemised measurement and quantity sheet, one worked rate analysis, a priced detailed estimate and abstract, and an option comparison showing which scope, material or geometry changes move the project toward the budget. Every rate is tied to a source, location and date, and specialist structural or MEP allowances remain visibly provisional.

Concept 2

Prepare a preliminary plinth-area estimate

locked

After: estimate-basis-and-scope

An early estimate is a controlled approximation, not a detailed BOQ compressed into one rate.

Concept 3

Turn drawings into measurable work items

locked

After: estimate-basis-and-scope

Before quantities can be calculated, the design must be divided into items that are described and measured consistently.

Concept 4

Take off earthwork and concrete quantities

locked

After: boq-work-breakdown

A take-off is a traceable path from drawing dimensions to measured quantities, not a material calculator detached from the design.

Concept 5

Measure masonry and finishes with deductions

locked

After: earthwork-and-concrete-takeoff

Walls and finishes expose whether the measurement method handles openings, junctions and overlapping surfaces consistently.

Concept 6

Build a unit rate from resources

locked

After: boq-work-breakdown

A unit rate is a visible model of resources and assumptions, not a number pasted beside a BOQ item.

Concept 7

Apply schedule and market rates responsibly

locked

After: unit-rate-analysis

A recognised schedule improves consistency, but its location, date, specification and correction slips still have to match the estimate.

Concept 8

Price measured items and prepare a cost summary

locked

After: masonry-and-finishes-measurement, schedule-market-rates-and-indexing

A cost summary is useful only when every subtotal can be traced backward to priced quantities and scope.

Concept 9

Compare design options against the budget

locked

After: preliminary-plinth-area-estimate, detailed-estimate-and-abstract

Cost control is a design feedback loop: compare like with like, expose consequences and update the estimate as decisions change.

Selection criteria

  • Teaches one estimating task through drawings, dimensions, measurement sheets, quantity calculations, rate build-ups or cost summaries
  • States the project location, estimate date, drawing or specification basis, rate source and important inclusions or exclusions
  • Shows units and arithmetic clearly enough to audit on a phone rather than presenting unexplained totals
  • Connects an estimate finding to an architectural scope, material, geometry or option decision
  • Uses Indian building terminology and sources where rates or measurement practice are jurisdiction-specific

What was rejected

13 candidates did not meet the course criteria.

  • Walks through the CPWD rate book provisions and partial adjustments, but does not compile a complete final project cost summary.
  • gives only definitions of preliminary estimates
  • gives only definitions of preliminary estimates
  • Does not display CAD or architectural plan drawings directly on screen; primarily reviews completed BOQ line items and general measurement rules.
  • Focuses on on-site billing and measurement rules rather than reading foundation drawings or calculating concrete quantities.
  • Only calculates bricks, blocks, mortar or paint materials
  • The audio is entirely in Malayalam and the video is captured by recording a physical computer monitor.
  • Does not teach item-level pricing, schedule rate lookup (DSR), unit matching, or applying cost index adjustments to schedule rates.
  • Focuses solely on quantity takeoff and measurement sheet compilation; does not cover unit rates, pricing, contingencies, or cost abstract preparation.
  • produces a BOQ with no rate or amount reconciliation
  • produces a BOQ with no rate or amount reconciliation
  • produces a BOQ with no rate or amount reconciliation
  • is a contractor quotation template

Where this skill is used

Independent / own practice

You run your own studio or freelance practice — designing homes, interiors, and small buildings for direct clients, charging a percentage of project cost or fixed fees. High autonomy and an uncapped ceiling, but lean early years and project-dependent income. Most architects start employed and go independent after 5–10 years.

Project / Construction Manager

You manage construction projects end-to-end — schedule, budget, contractors, and quality. It's a very common, better-paid-than-practice destination, and architects are valued for understanding both design and delivery. CAPM is the realistic entry credential; PMP and senior RICS credentials add roughly 10–20% to pay once you have the required experience.
